Evening city — investing in Georgia's capital real estate

An apartment in Tbilisi — capital-city income without seasonality

Relocated professionals, IT companies, students and business rent all year round. I'll match you with a verified new build from $60,000, run the deal remotely — and tell you honestly if your city is actually Batumi.

  • 🏛 The capital: demand 12 months a year
  • 💵 Long-term rental: 8–10% a year in hard currency
  • 📈 Average new-build m²: $1,200–1,700
  • 🌍 Fully remote deal possible
Why Tbilisi

A market that works without a resort season

🗓 No dead season

Tenants aren't tourists but people who live here: relocated professionals, IT specialists, students, diplomats. A 12-month lease — and the apartment isn't empty in February or November.

📈 A growing capital

Tbilisi is the country's economic centre: companies, universities and capital keep arriving. Average primary prices grow month by month, yet entry still starts at $60,000.

🏦 A deep market

Capital-city liquidity: more secondary-market buyers, more tenants, more bank programmes. Selling an apartment in Tbilisi is easier than anywhere else in Georgia.

Geography

Districts we work with

Vake

Tbilisi's grand avenue district: embassies, business, the best schools. The most expensive and the most stable — $3,000+/m².

Krtsanisi / Ortachala

Prestige and greenery by the river, next to the Old Town. Resort complexes and new towers — $1,600–2,350/m².

Avlabari

The Old Town 10 minutes away: a fast-appreciating district with low-rise premium projects — from $2,250/m².

Mtatsminda / Okrokana

Central and green at the same time — a rare combination. The premium segment by Mtatsminda Park — from $2,900/m².

Dighomi

A dynamic residential district: the best budget entry ($1,500–1,700/m²), family tenants, long leases.

Saburtalo

Universities and business centres: a balanced district with constant demand from students and IT.

Six projects we shortlisted

This is not a developer catalogue — it's our working shortlist: in every project we know the prices, the construction pace and the developer's reputation. Each comes with our honest take.

Tbilisi Oriental by NEXT

📍 Ortachala / Krtsanisi · Gorgasali St 8 · 300 m from the Kura river

37–95 m² · 25 floors · white frame · delivery 2028 Q4

from $85,000

Our pick for a pre-sale entry into prime: 10% down, almost 4-year installments, a landmark tower by the river.

34–144 m² · 5 floors · 223 apartments · delivery 2027 Q3

Green Diamond

📍 Dighomi · Bob Walsh St 32 · Maqro Group

40–150 m² · delivered (rolling) · school & kindergarten on site

from ~$60,000

53–558 m² · delivered (2020–2025 phases) · pools, spa, courts

Archi Tower

📍 Vake · Chavchavadze Ave 37

75–145 m² · 23 floors · delivered

from $225,000

Prime without surprises: Vake is the diplomatic and business district — stable long-term rentals, high liquidity.

Mtatsminda Park

📍 Mtatsminda / Okrokana · Innovation St 20 · developer m² (TBC Group)

64–240 m² · 8–12 floors · partially delivered

from $186,728

A green location by Mtatsminda Park with TBC banking muscle behind it — premium for conservative capital.

Prices and dates are July 2026 reference points from developers and open sources (korter.ge); availability and terms are confirmed in writing before any deal.

Our favourite developer

Why we like NEXT Group

NEXT is an international developer with over 2M m² delivered and a partnership with Radisson Hotel Group. In Tbilisi we work with two of their projects (Downtown and Oriental); in Batumi — with Radisson Blu Gonio and Next Gardens. Construction runs on schedule, the paperwork is transparent, and the installment plans are among the most flexible on the market.

And one thing nobody else offers: a fixed-income programme. An investor places capital with the developer for a fixed term at a fixed ~8% per year — no apartment hunting, no renovation, no tenants. It's the developer's product (not a bank deposit and not our guarantee), with terms fixed by contract — we go through the details and current parameters on a consultation.

Honestly about Tbilisi

What to know before buying

There is no sea here — and no July resort rates. Tbilisi earns differently: less per night, but 12 months a year. If you want a seaside apartment and peak summer income — that's Batumi.

Quality varies widely. Hundreds of projects are being built in Tbilisi — from European standard to render-only long-builds. That's exactly why our shortlist is short: only developers with a proven track record — Archi, NEXT, Maqro, m² (TBC Group), VR Holding.

Forecasts are forecasts. Developer yield projections (including fixed-income programmes) we always show separately from our own calculations — and we model your economics conservatively, using the district's real rental rates.

How buying works

Four steps to ownership

  1. Consultation

Goal, budget, the honest choice: Tbilisi or Batumi, finished or pre-sale.

  2. Selection & due diligence

Project shortlist, video tours, developer and document checks.

  3. The deal

Contract in two languages, payment, public registry entry — 1–3 days, by power of attorney if needed.

  4. Rental

We help set up the long-term rental: rate, contract, a reliable tenant.
