Investing in Georgian real estate: what to know in 2026

Georgia is one of the most affordable and fastest-growing residential markets in the region, with two very different entry points. Batumi is the country's main Black Sea resort: a square metre in a new seaside building costs on average $1,200–1,600 — two to three times less than in Dubai or on the Spanish coast. A turnkey apartment starts from $45,000; off-plan from $25,000. Net rental yield with a mixed strategy is 7–10% per year in dollars, and around 10–15% including price appreciation.

Tbilisi is the capital, with year-round demand and no resort seasonality: rentals are driven by relocated professionals, IT specialists, students and business. A square metre in a new build averages $1,200–1,700; long-term rental brings 8–10% a year in hard currency, short-term in tourist locations — up to 12%. Foreigners buy apartments in Georgia without restrictions: ownership is registered directly in the buyer's name in the public registry, which can be checked online from any country. The deal takes one to three days and can be done fully remotely, by power of attorney. A separate argument for many of my clients: buying property worth $150,000 or more (the threshold since March 2026) qualifies you for a Georgian residence permit.

The main risk on this market is not the law — it's choosing the property: both Batumi and Tbilisi build a lot, and not every project is equally reliable. That's why you should buy with someone who lives here, knows every developer's track record and reads the contract in the original Georgian.
